Our strategy

Three levers that raise a property's net operating income

An apartment community is valued on the income it produces. We look for properties where that income is held back by fixable problems, then fix them in a planned order.

Lever one

Utility submetering

Many older properties pay every tenant's water, sewer, and trash. Installing submeters or a ratio billing system (RUBS) moves those costs to the units that use them.

What changes: a large fixed expense turns into reimbursed income, and residents tend to conserve.

Lever two

Rent normalization

Long-held properties often lease well below comparable units nearby. We bring rents to market gradually at renewal and tighten collections, fees, and vacancy management.

What changes: revenue catches up to the market without a full turnover of residents.

Lever three

Renovation premiums

Units are upgraded as they turn over: flooring, fixtures, lighting, and appliances chosen for durability. Upgraded units command a measurable rent premium.

What changes: each dollar of renovation is underwritten against the added rent it earns.

Every property is screened against the same criteria before it reaches underwriting. Most don't make it past this list.

How to invest

From first call to first distribution

Investing with us follows the same five steps every time, so you always know where you stand.

  1. Introductory call

    We learn your goals and timeline and walk through how our offerings are structured.

  2. Accreditation

    We confirm you qualify as an accredited investor under Regulation D before sharing any offering.

  3. Review the offering

    You receive the investment summary, private placement memorandum, and operating agreement to review with your advisors.

  4. Subscribe and fund

    Sign electronically and fund your investment through our secure investor portal.

  5. Ongoing ownership

    Receive quarterly reports, distributions when cash flow allows, and a K-1 each tax season.

Passive incomeDistributions are paid from property cash flow when available, not promised in advance.
Tax efficiencyReal estate depreciation can offset part of your reported income. Ask your CPA how it applies to you.
